Kernel Property is an independent specialist consultancy that provides expert advice exclusively to commercial tenants. They approached Punchy Studio to create an explainer video addressing the daunting make good obligations often found in office leases. The brief focused on educating business owners about the potential for significant financial settlements demanded by landlords and the importance of having an independent advocate to challenge these claims. We produced a clean and professional animated explainer video that illustrates the complexities of reinstating a premises to its original open plan condition. The approach used a relatable narrative to show how landlords use specialist consultants to justify high claims, often costing businesses a small fortune. By highlighting that Kernel Property can save tenants between 40 to 70 percent off these liabilities, the video provides a compelling call to action for businesses to be proactive with their exit strategies. The project involved detailed scripting to simplify property law concepts, professional voiceover, and bespoke motion graphics to clearly demonstrate the value of engaging a specialist early in the lease expiry process.
